RENT ON
APARTMENT: The maximum rent for an apartment
is $795.00 per month. If your income is below $31,150 (single)
or $35,600 (2- person family), you may qualify
for one of the financial assistance programs, as they
become available. If you feel that you may qualify
for our financial assistance programs please call the office
at 706 722-2096 for more information. |

NOTE: YOUR
RENT INCLUDES ALL UTILITIES, WITH THE EXCEPTION OF YOUR TELEPHONE. |

FOOD SERVICE
CHARGE: We serve the Noon meal in our dining
room Sunday through Friday. Your meal charge will be in addition
to your rent. The meal program is MANDATORY
FOR EVERY RESIDENT; The charge for the 26 meals per month
is $218.00 |

OPTIONAL
OTHER SERVICES: An optional charge of $22.00
covers cablevision and chaplain services. |
 |
DEPOSIT:
There is no entrance fee charged at St. John Towers. However,
an amount equal to what is determined to be your monthly
rental fee will be required as a deposit. This deposit
will be retained until your lease is terminated. At the termination
of your lease, your deposit will be refunded to you, provided
your account is in order and your apartment is in clean and
good condition. |

Rent is due on the first
of the month, and must be paid by the 5th of the month. A
late fee may be assessed as defined in the lease agreement. |

NOTE: All
charges may be changed with a 30-day written notice. |

CRITERIA FOR ADMISSION
|
| 1) |
ALL
applicants MUST be 62 years of age or
older. Only one person of a 2-Person family must meet the age
requirement.
|
| 2) |
Residents must have
the ability to meet the requirements of the lease agreement
including, but not limited to the following:
• Payment of their rent and all other fees in a timely
manner;
• Care for the apartment so as not to cause serious
or repeated damage or create physical hazards to the apartment
and common areas;
• Relate appropriately to other residents so as not
to
____ * Interfere with the rights
and quiet enjoyment of other residents, or
____ * Engage in behavior that
creates a danger to self and others;
• Care for personal and business affairs so as not to
have unauthorized persons living in the apartment;
• Abide by the House Rules.
• St John Towers will be a totally smoke free facility
beginning April 1, 2011

St. John Towers is a residential
facility containing apartments for people 62 or older only,
who do not require any type of staff assistance in ambulation,
dressing, bathing, meals, etc. Residents will be living in a
relatively independent situation.

Certain services will be
available, such as a noon meal, 24 hour emergency service and
transportation. Since no doctors, nurses or aides will be on
duty in the building, a person who moves into St.
John Towers cannot expect it to be a care facility.
St. John Towers Apartments cannot, in fairness to applicants
and other residents, accept persons who, because of a physical
or mental condition, require some measure of our staff supervision.

If an individual
has a need for assisted living, we offer these services at The
Plaza Personal Care Center. This center offers
24-hour oversight, aid with medications, bathing, dressing,
3 meals served daily, house keeping and laundry services. |
